This organization has covered their bases legally by putting disclaimers on this notice, but everything about it is made to look like a bill coming from a government related organization. Everything that they send you is publicly available information that can be obtained either free or for a couple of dollars from public information sources. There is a ton of information on this bill and I am sure that they are hoping that people will skip over some of the disclaimers, by flooding you with information.

Received what appeared to be a legitimate invoice from Local Records Office charging $89.00 stating they provide a copy of the "only document" that identifies me as the property owner. This came shortly after my deed was filed at the County Clerks office. Unfortunately I sent them $89.00. A short time after that I also received a duplicate of this letter but now from "Records Recovery Services". This time the invoice is for $87.00. I have not received any documents from them and would like a return of my $89.00.

Received an official looking letter from an official sounding business for obtaining a copy of our property deed. We recently transferred our property into a trust and were expecting to get the deed in the mail, so at first we assumed it was our deed. Did not recognize this letter as an offer of service to obtain our deed. Envelope has two warnings that scare you to respond promptly. Upon reading the enclosed letter closely it is clearer that something is not right. It is not initially clear that this business is merely offering a service. Very misleading and alarming! Also, envelope return address different from that listed at top of letter!

I recently purchased a home and just received a mailing from the "Local Records Office" that at first glance looks official (on purpose), but upon closer inspection is clearly a scam to solicit payment from unsuspecting homeowners for an unnecessary copy of their deed and "property profile" from this company — for $89. There’s obligatory text says that this isn’t associated with any government agency, probably to keep them from getting shut down, but the whole thing is clearly designed to make people think it’s an official thing and another thing they need to pay to make their recent home purchase all official.

I googled this scam, and saw that it has been going on since at least 2012, with apparently nothing being done to stop them. The fact that this has been going on so long tells me that this scam is successful at tricking homeowners and getting money out of them. Do not give them money.

The more information I debunked, the angrier the representative became. I was unable to reach anyone from Local Records Office. This solicitation gives the impression that in order to complete the process and to receive a copy of our new deed we need to send them $**. It is looks very much like a bill from the county.

I almost paid this thinking it was something extra I needed for legal purposes. It also has another address to send checks. LOCAL RECORDS PO BOX 509 Norwalk Ca 90651. Letter inside was asking for $89 for a copy of a deed in regards to a recently purchased property. Letter had all the correct info on the property – legal address, sale amount, property assessed value, parcel id, etc. It really looks legitimate.

Thankfully I work at a financial institution and knew it was absolutely not necessary, but the general pubic could easily be fooled into believing this was important to do.

Received a solicitation letter in the mail about a month after purchasing our home aimed only at the female homeowner and not the male homeowner. The letter formatting as well as outer envelope appearance look as if an official government type of documents as well as appearing like a bill. The top even states in bold lettering with large font to Please Respond By 7/31/17 and the bottom has a ‘coupon’ to detach and mail with check.

Repeatedly notes that it is not a governmental agency or that the service is not associated with any governmental agency (if you fully read everything).

It is a solicitation and even states so if you fully read all of the documentation. It is requesting payment for ‘a complete property profile and an additional copy of the only document that identifies you as a property owner usually called deed, please detach coupon and return with an $89 processing fee in the envelope provided. You will receive your documents and report within 21 business days.’

When you look up the ‘address’, it is a box at a UPS store in a shopping center in the area of the state’s capital.

About five months ago I purchased a new condo located at *** *** *** *** *** ** and relocated to it. Around the end of December 2016 I received a important document in the postal mail from this company stating that I owed $89.00 for a property report. It had a copy of the deed to my property stating that I was the owner and it also stated that my cousin *** *** *** was the co-owner of my property. It had what looked like a copy of the deed to my condo on the document and it stated that it was connected to my living trust.I paid the $89.00 but I put a stop payment on the check at my bank realizing that this did not seem right—it seemed like fraud. However according to my financial advisor the check was cashed anyway. Normally a check that had a stop payment put on it does not go through but somehow this check went through. Today I received from this company in the postal service a Property Report the disclaimer states that this office is not affiliated with any state or county records but that it is an analysis and retrieval firm that uses multiple resources that provide supporting values,deeds,and evidence that is used to execute property reports and deliver requested deed. This company is a scam. And I would like to report this to the ScamPulse.com.I cannot send you a copy of the $89.00 because my bank is investigating that.But I am going to send you pictures of the property report as an attachment PDF file with this email. I would like to have someone from your office please contact me at my home cellular telephone number ***.I would like to have this company fined for their fraudulent activities……Thank You *** ***

This company says they are provided a service supplying customers who recently bought a home with the "only" records that indicate ownership of the property and send and invoice for $89.00 with a due date. Anyone who has purchased a home would have all of these documents as would the lender and the title company. These people are looking to take advantage of people for records that they already have sending them an invoice with a deadline. Shut them down.

Mail received in envelope made to appear "official," soliciting the recipient to pay $89.00 to obtain a copy of the deed on a new house, failing to tell the recipient that one can obtain such a deed from the County Clerk for a couple of dollars at most. It exhorts the recipient to "respond by 09/01/2016." It says that "This offer is not to be interpreted as bill due"; however, it looks just like that and could fool many individuals.

I don’t know if this is an illegal scam (I’ll leave that to you to tell me), but it is sleazy in the extreme.

This outfit sends out letters after a sale of a home with a bill of $89 for a recently recorded transfer of property. It is very easy to assume this is the county’s public records office billing for the recording of the transfer. The letter is very misleading. Considering this information is publicly available for 25cents per page at the county, less informed people may well assume this is a necessary county fee.

Local Records Office sent me an "official" looking letter that claims it "provides a copy of the only document that identifies me ( my name written) as the property owner of my address (written in). The "Douglas Public Information" section, (not Douglas County) had incorrect information, ie, the Assessed Value was wrong. Local Records requested a fee of $89 to be paid by 6/6/2016.

Thankfully, I had just read an article in my AARP magazine about such a fraud, or a "service" that is NOT advisable since property records can be attained at the County Clerk’s Office for a few bucks.

I assume that Local Records Office got my name and property information after I recently bought a mountain home in April. I have never written to ScamPulse.com before, but this company fries me! As a widow, never purchasing a home on her own before, I could have fallen for this $89 copy of the deed. They should be shut down!!!
